[su_spoiler title=”1. What is a home inspection”]A non-invasive examination of the condition of a home. The inspector prepares a written inspection report including findings, pictures, and recommendations. The client uses the information gained from the inspection to make informed decisions about the pending real estate purchase. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.

Our home inspections cover:

  • Heating system
  • Central air conditioning system (conditions permitting)
  • Plumbing
  • Electrical
  • Roof
  • Attic
  • Insulation (if visible)

[su_spoiler title=”2. Can a house fail a home inspection?”]
No. A professional home inspection is an examination of its current condition. The home inspection is different from a home appraisal, which determines market value. It is not a municipal building code inspection, which determines item specific residential code compliance. A code enforcement officer usually inspects one or a few limited items. Once the code enforcement officer looks at the few limited items their work is done. A home inspector describes the physical condition and indicates what components and systems require major repair or replacement.[/su_spoiler][su_spoiler title=”3. What goes into the cost of a home inspection?”]
If you are still shopping inspectors you what to know this information. The inspection fee varies depending on the inspector’s qualifications, the size of the home, its age, and other unique features (multiple furnaces, pool, etc).

You should not let cost be a factor in deciding whether or not to have a home inspection or which inspector to hire. The selection of which home inspector to hire will affect your closing process and repairs after moving in. The sense of security and knowledge gained from a home inspection is well worth the cost. You usually get what you pay for, and the lowest-priced inspection is not necessarily a bargain.

Use the inspector’s qualifications, including experience, training, professional affiliations as a guide.[/su_spoiler][su_spoiler title=”4. The house is brand new or looks in really good condition, do I really need an inspection?”]
Definitely. The benefits you receive from the inspection will far outweigh the cost. After the inspection you can complete your home purchase with confidence. You will learn many things about your new home from the inspector and the inspection report, and you will have that information for future reference.[/su_spoiler]
